These Disclaimers apply to your use of the Finance Market platform — the website at financemarket.ae, related sub-domains and any mobile applications (the "Platform"), operated by Hamilton International Mortgage Consultant, a civil company licensed by the Government of Dubai, Department of Economy and Tourism, under Professional Licence No. 748683 as a Financing Broker and Mortgage Consultant, Dubai, United Arab Emirates. They form part of, and should be read together with, our Terms & Conditions and Privacy Policy.
1. We are a licensed broker — not a lender or insurer
Finance Market is a licensed Financing Broker and Mortgage Consultant (Government of Dubai, Department of Economy and Tourism — Professional Licence No. 748683) that operates an online platform connecting users with third-party banks, lenders, insurers and other product providers (each a "Provider").
- In our licensed capacity we may arrange and facilitate applications to Providers and provide mortgage consultancy.
- Finance Market is not a bank, lender, finance company or insurer, and does not provide credit, lend money, underwrite insurance or hold customer funds.
- All financial products are provided by, and all credit, underwriting and pricing decisions are made solely by, the relevant Provider, subject to that Provider's eligibility criteria, terms, approvals and documentation.
Your agreement for any product is between you and the Provider, on the Provider's terms. Finance Market is not a party to it.
2. Scope of advice
Any mortgage consultancy we provide is given within the scope of our licensed activities as a Financing Broker and Mortgage Consultant. Beyond that:
- The general information, tools, comparisons, rate tables and calculators on the Platform are provided for general information and comparison purposes only, do not take into account your personal circumstances, and are not a recommendation to enter into any particular product or transaction.
- Nothing on the Platform constitutes, or should be relied upon as, investment, tax, accounting or legal advice.
- We recommend you also obtain independent professional advice (including legal and tax advice) suited to your circumstances before entering into any financial product.
3. Indicative figures only
Rates, fees, profit/interest rates, monthly instalments, EMI/loan calculators, eligibility indicators, quotes and other figures shown on the Platform are indicative estimates only. They are based on information provided by Providers or entered by you, may not reflect current or final terms, and do not constitute an offer or a guarantee of any product, rate, amount or approval. Actual terms are determined solely by the Provider following its assessment, and all products and applications are subject to the Provider's approval.
4. Listings are not recommendations
Where the Platform displays or ranks products from different Providers, such listings are provided to help you compare and are not a recommendation, endorsement or rating of any Provider or product, nor a statement that a product is suitable for you. The order, prominence or availability of listings may be affected by a range of factors and may not include every product available in the market. We are typically remunerated by Providers (for example, by referral fees or commission); this does not change the price you pay the Provider, and we aim to present listings fairly.
5. "As is" — no warranties
The Platform and all content are provided on an "as is" and "as available" basis, without warranties or representations of any kind, whether express, implied or statutory, to the maximum extent permitted by law — including any implied warranties of accuracy, completeness, merchantability, fitness for a particular purpose or non-infringement.
We do not warrant that:
- the Platform will be uninterrupted, timely, secure or error-free;
- information on the Platform (including Provider rates, fees, product features and availability) is accurate, complete or up to date; or
- any defect will be corrected.
Information supplied by Providers and other third parties is their responsibility, and we do not independently verify all of it.
6. Third-party content and links
The Platform may contain links to, or content from, third-party websites and Providers. We do not control, endorse or accept responsibility for any third-party website, product, service or content, or for any third party's privacy or business practices. Any dealings with a Provider are solely between you and that Provider.
7. Limitation of liability
To the maximum extent permitted by applicable UAE law, Finance Market accepts no liability for any loss or damage — direct or indirect — arising from your reliance on any information on the Platform, from any product obtained from a Provider, or from the acts, omissions or decisions of any Provider. This Disclaimer is subject to the limitation-of-liability provisions in our Terms & Conditions. Nothing here excludes any liability that cannot be excluded under applicable UAE law.
